Client: Rare Origins Ltd

Nestled in the heart of West Hampstead, a new high-end residential development is taking shape, offering seven exquisitely designed flats within a new-build structure that is sympathetic to the surrounding homes. As MEP consultants, we had the privilege of contributing to this project up to RIBA Stage 3, providing a full tender package of drawings, schedules and specifications for a seamless transition to contractor’s design responsibilities.

The vision for these flats combines elegance, comfort, and efficiency, and our role was to ensure that the building services reflected these principles. Lighting design was a cornerstone of our approach, with each room equipped with multiple lighting level options to suit various moods and activities. Ceiling and wall-mounted fixtures were complemented by LED strip lighting, skilfully integrated to accentuate kitchen and home joinery and coffered ceilings. This attention to detail enhances the architectural features and creates a warm, inviting atmosphere throughout the flats.

Small power provision was carefully planned to accommodate flexible furniture arrangements. The layout ensures that residents can adapt their living spaces to their personal preferences without compromising functionality. This approach reflects the modern demand for versatile interiors that align with dynamic lifestyles.

A key aspect of our design was the decentralised mechanical extract ventilation system, which promotes excellent air quality while maintaining energy efficiency. Each flat benefits from tailored ventilation solutions that align with the overall sustainability goals of the development. To meet heating and hot water demands, we specified individual air source heat pump systems, a sustainable and energy-efficient choice that aligns with the growing emphasis on reducing the environmental footprint of residential buildings, in line with both local and national energy and sustainability targets.

An essential part of our role involved conducting comprehensive demand assessments for electrical and water requirements. This allowed us to provide precise data to the local utility suppliers in order to arrange new incoming utility connections. By managing this process, we ensured that the client received accurate quotes and efficient solutions tailored to the development’s needs.
